The points allocated to each dwelling will be arrived at by totalling the points applicable to that dwelling after applying the living area, bedroom and supplementary elements set out below.
Living Area Element
Living area is the total floor area of the dwelling, excluding bedrooms, bathrooms, toilets, staircases, at the upstairs level, the floor area covered by internal walls and upstairs passage ways. It specifically includes halls, porches, internal stores, all rooms of area less than 4.6sq m, fitted cupboards and wardrobes.

Our response to your request is as follows: I have enclosed copies of the information that is being released to you.
The Department of Infrastructure utilises a rental calendar which charges rent on a
weekly basis but also includes two non-charging periods over Christmas and the New
Year. Therefore, any rent amounts provided here are calculated to be slightly higher
per charging week to account for the two non-charging periods in the rental calendar.
Each property is allocated a rent points value taken by applying the rent pointing
criteria used by all public sector housing authorities in the Island (a copy has been
sent by email to Mark). The rent points value for each property is then multiplied by a
set constant known as the rent points multiplier, which represents the current rent
charge per point. The current multiplier for 2024/25, based on the rent calendar used
by DOI, is 1.7802. The Department of Infrastructure has 25 three-bedroom houses in
Station Park, Colby, which are let out as general needs public sector housing. The
basic rent charged for these properties in 2024/25 varies between £103.24 per week
and £131.73 per week.
The basic rent is calculated from the rent points value multiplied against the rent
points multiplier. Information is held All of the three-bedroom houses in Station Park
have an additional charge of £16.55 per week to cover Treasury and Local Authority
rates which are paid by the Department of Infrastructure. Some tenants of these
properties may also have additional charges for having lodgers staying with the
tenant(s), and for increased rent payable due to their higher incomes following a
tenancy eligibility review.
